Depending on which page you land on, the same address carries two entirely different price tags. One source quotes a starting point near $2.8 million. Another lists homes from the mid-$7 million range up to $11.75 million. Neither number is wrong. They describe two different products at two different points in the same 600-acre master plan, and understanding why matters more than either figure on its own.

What's Actually For Sale Right Now

Punta Cacique's full residential program, across its life as a master plan, calls for 96 condominiums and 22 estate homes. That's the total. It is not what's available today.

The condominium phases have sold out. The original building sold quickly enough that the developer released a second wave of two- and three-bedroom units, and that expansion is also closed to new buyers. The $2.8 million figure belongs to that now-finished chapter. If you see it quoted anywhere, you're looking at a price point that no longer has active inventory behind it.

What remains is the Estate Home collection: 22 cliffside four- and five-bedroom homes, fully furnished, ranging from roughly 4,444 to 5,736 square feet of interior space, with total living area reaching close to 11,027 square feet once terraces and outdoor pavilions are included. More than half of that collection has already sold, and the developer opened sales on the final 10 homes following the completion and delivery of the first three. The estate homes you can buy today are priced against what exists now, at Playa Penca, inside a resort that has already opened and already earned outside recognition. The amenities still on the drawing board are upside, not a reason to discount the current price against a future that hasn't arrived.

Is the $2.8 million price still available anywhere in this development? No. That figure applied to the two- and three-bedroom condominium expansion, and that phase has sold out. The only active sales phase at Punta Cacique today is the Estate Home collection, priced from the mid-$7 million range.

Are all 22 Estate Homes priced the same? No. Pricing within the mid-$7 million to $11.75 million range reflects differences in siting, view corridors, and position along the bluff. Homes with more direct oceanfront exposure or additional pool configurations sit at the higher end.
